Where to Build: A Guide to Traverse City's Best Neighborhoods

The best neighborhood in Traverse City depends entirely on what you're optimizing for — walkability, water access, privacy, or proximity to downtown. Here's how the most sought-after areas compare, especially if you're thinking about building.
Downtown Traverse City and Slabtown
For walkability and bay access, nothing beats the downtown core and neighboring Slabtown. You're steps from the water, the TART Trail, restaurants, and culture. Buildable lots are scarce here, which is exactly why downtown waterfront — like our own Brownstones at 100 Park — is among the most coveted real estate in Northern Michigan.
Central, Boardman, and Oak Park
Just outside the densest part of downtown, the Central neighborhood — including the Boardman and Oak Park areas — offers tree-lined streets, classic architecture, and a quieter residential feel while staying close to the city's amenities. It appeals to people who want character and calm without sacrificing walkability.
Old Mission Peninsula
For waterfront estates and vineyard views, Old Mission Peninsula stretches nearly nineteen miles into Grand Traverse Bay along the 45th parallel. It's a place of larger lots, significant water frontage, and a slower pace — ideal for a private, design-led home on the water.
Torch Lake and the Leelanau villages
For maximum waterfront privacy and luxury, buyers look north and west. Torch Lake — among the clearest lakes in the Western Hemisphere — offers legacy cottages and significant estates a longer drive from town. The Leelanau County villages of Suttons Bay, Leland, and Northport pair Lake Michigan access with small-town character.
Choosing a lot, not just a neighborhood
The right neighborhood is only half the decision. The lot itself determines what's possible and what it costs — water frontage, slope, soil, and how much site work it needs before anyone breaks ground. We're glad to evaluate a parcel with you before you buy, so the neighborhood you fall in love with actually supports the home you want to build.
