One Boerum is a 250,000-square-foot mixed-use development in Downtown Brooklyn featuring 138 luxury residences above 22,000 square feet of retail. As Vice President of Development at Avery Hall Investments, Freshwater Development founder Andrew McCarthy oversaw the project from acquisition in 2016 through design, financing, construction, marketing, and completion in 2022.

Originally designed as a condominium, One Boerum was repositioned as a luxury rental development and leased all 138 residences in under nine months. The project combines expansive residences, high-end amenities, and ground-floor retail in the heart of Downtown Brooklyn.

With a total development cost of approximately $375 million, One Boerum represents the large-scale development experience that preceded the founding of Freshwater Development.
